How long has Racine Properties been in business?
Racine Properties officially opened on August 3, 2020. The Racine's retired from the United States Air Force in 2018 and returned to the Upstate. Katie has a Master's Degree in Project Management from the University of Maryland (2008) and over 25 years of expereince managing people and multi-million dollar assets as a senior leader in the Air Force. Katie is certified as a Property Manager-in-Charge by the South Carolina Real Estate Commission. The Racine's are excited to contniue to grow their own real estate investment portfolio alongside other investors in the Upstate.
I would like to review the management agreement before I make up my mind. Will you send me one?
While we do have a basic managment agreement template, all management agreements are individually tailored to the owner and the property. We would love to chat with you in person or virtually to answer any questions you may have.
I am interested in growing my real estate investment portfolio in the Greenville/Easley area. Will you do a rental analysis on a property I am interested in?
We would love to do a rental analysis on properties serious real estate investors are interested in adding to their portfolio. Please call (864) 708-2027 or email us (firstname.lastname@example.org) to provide information on the property. We try to turn these around within 48 hours.
I want my rental property to stand out amongst the competition, is there anything EXTRA you can do to make sure it does?
We have devoted significant time to perfecting our rental property photographing techniques to ensure they are clean and bright. We provide professional photos of all properties regardless of which plan you choose. Additionally, we offer virtual 360 tours for an additional $100 fee. If this is something you are interested in please bring it up when we are discussing your management plan.
What is your termination policy?
We hope you are more than satisfied with our work, but if you do not feel we are a good fit for your investment, we allow owners to cancel management with us at any time for any reason with 30 days notice.
What do you charge?
We believe in being transparent with our pricing polices and we do not add hidden fees. Please see our Pricing Plans tab for our three pricing plan options.
Why won't you manage my rental property?
We strive to help as many rental property owners as we can, but we are selective in the properties we choose to take under management. As we have and continue to develop our own portfolio of properties, we have defined standards our properties must meet. We will not take on a property if the owner is not willing to meet these standards or properly maintain his or her unit. Sometimes we will deny management on a property based on its locality due to crime rates. The safety of our personnel in the field is very important to us. Locality plays a factor in the rent-ability of a unit as well. If we feel we cannot lease a property for any reason we will tell you. If the reason is a feasible repair we will encourage you to make those corrections and then reconsider our management decision. If the problem is not correctable we will just politely decline the opportunity.
Do I have access to property reports?
Racine Proeprties offers each owner access to our computer software via an owner portal. Access is allowed 24/7 and gives owners access to rent rolls, paid and unpaid bills, financial statements, and work orders.
When do I get paid?
Racine Properties makes owner distributions by the 15th of each month via ACH (or the following business day). It may take up to 3 business days to post to your account.
